We use the leading inventory reporting tool Inventory Base to complete all our reports. By harnessing the very latest technology we are able to offer an easy to use service both for agents, tenants and landlords. We pride ourselves in producing high quality reports which stand up to Deposit Scheme scrutiny.
Farah Inventories are an executive member of the AIIC.
We operate 7 days a week from 8am-8pm
Before a new tenant moves in, a property inventory should be carried out to protect both the landlord and the tenant from deposit disputes at the end of a tenancy. The inventory is a comprehensive report detailing the condition of a property and its contents. It includes a schedule of condition and assesses everything from decor to structural elements from floor to ceiling.
Both the landlord and the tenant will use the benchmark that will clearly describe the contents and condition of the property for future reference. We will visit the property and conduct a thorough inspection using the latest technology. Our reports cover ceiling to floors and everything in
between. We know and understand how to list items giving the detail required to meet industry standards.
Detailed reports inclusive of colour photographs are available quickly and accurately in pdf format.
Whether furnished or unfurnished the inventory is important in keeping all parties in agreement.
We will meet the new tenant at the property. Meter readings will be taken, hand over of the keys. Photograph keys, smoke/co alarms and deal with any queries that they may have.
The detailed report will highlight any differences and indicate whether they need to be made good or are as a result of fair wear and tear. Cleanliness, damages and item descriptions are carefully cross checked and the differences recorded with the addition of more images for comparision. Meter readings will be photographed and recorded.
For any damages that are noted throughout the Check-out procedure, the report creates the foundation for discussion between the landlord and the tenant, in regards to compensation or costs that result from the damage or poor state of cleanliness.
Copies of this report are given to the landlord, estate agent and the respective tenants.
